Agents
A real estate agent is key in finding the right home that fits your families needs, but you wouldn't call one to inspect the electrical would you?
Or how about the 'sellers' agent, did the homeowners make them aware of the foundation issue?
Builders
Although a builder may have a good reputation, having an inspector on your side will help ensure full transparency throughout the building process.
If they mention, "home shifting is normal," then run!
Foundations
In Manitoba we have extreme cold; frost penetrates the grounds surface and moves the earth which applies pressure and manipulates the foundation, thus creating cracks or shifting. With the correct implementation of piles it will forever anchor the home stopping this from happening. Older homes however, have footings and are not ideal for our climate. An old foundation can still support the home for a lifetime if the right conditions are maintained. If too dry, or too wet this will greatly reduce the lifetime of a foundation and cause expensive repairs.
