After purchasing a home, the last thing you need is costly repairs. An inspection will help ensure you made the right decision. Whether you want to keep an eye on your builder or find what a home may be hiding, there is an inspection for you.

WALKTHROUGH INSPECTION - $250+tax (Before you make an offer)

I’ll book and inspect the home you're considering or join your appointed walkthrough.

This includes a 3 page report focusing on electrical, mechanical and foundation.

NEW CONSTRUCTION INSPECTION - $200+tax per stage (new build, typically 4 visits)

Comprehensive construction report of your builder; quality control of foundation, structural, electrical, mechanical, exterior & interior finishes.

FIRST YEAR WARRANTY INSPECTION - $500+tax (Prior to 12 months of occupancy)

New home build. Don't miss your chance on spotting the incomplete or missed items by your builder. Comprehensive report from foundation to finishing trim.

HOME INSPECTION - $500+tax (offer made with the condition of a home inspection)

Note: If you decided not to purchase the home on our first inspection together and are still hunting, future inspections are reduced to $450+tax

Although a builder may have a good reputation, having an inspector on your side will help ensure full transparency throughout the building process.

If they mention, "home shifting is normal," then run!

Foundations

In Manitoba we have extreme cold; frost penetrates the grounds surface and moves the earth which applies pressure and manipulates the foundation, thus creating cracks or shifting. With the correct implementation of piles it will forever anchor the home stopping this from happening. Older homes however, have footings and are not ideal for our climate. An old foundation can still support the home for a lifetime if the right conditions are maintained. If too dry, or too wet this will greatly reduce the lifetime of a foundation and cause expensive repairs.
